Signs of Nashville's explosive growth are visible from the city skyline.

Nashville is known for its country music scene and boasts the largest concentration of music industry jobs per capita in the U.S.

but the secret to the city's success goes beyond music.

150,000 new jobs, $30 billion growth in our GDP, and we're tracking on that.

More than 2 million people and 60,000 businesses call the Nashville area home.

The city boasts the fifth hottest real estate market in the country and a thriving job market.

Dozens of publicly traded companies have offices here, and more are moving in.

Amazon and Oracle are investing hundreds of millions of dollars creating thousands of new jobs.

There was a gravitational pull to the city.

People want to come to be a part of this train, this fast moving, exciting train.

Yet rapid growth usually comes with its own set of challenges, like a lack of affordable housing or strong infrastructure.

The question is, can Nashville get there?

It's not our job to take more out of Nashville.

Take a walk through downtown Nashville and you'll quickly learn how it got the nickname Music City.

It's widely known as the country music capital of the world, and

the music industry there is valued at over $10 billion.

It even helped jumpstart two of the industry's highest grossing superstars.

It's infused in everything that we do throughout the city.

We would have growth, but we wouldn't have this tremendous trajectory that we've been on.

Twenty years ago, Ivy and other business leaders helped officially brand Nashville as Music City.

But to drive real success, Ivy says it needed to be much more than a tagline.

The entire city has embraced the Music City brand.

From live performances at the airport to hotels where you can sleep in guitar shaped beds or have a Gibson delivered to your room.

Ivy believes the rallying call around Music City for the past two decades created the foundation for a sprawling tourism economy worth $27 million annually.

This city has a beautiful way of taking somebody who's not from here and making them feel like they belong here.

Doors open at certain times, and you're the lucky one that gets to walk in them.

Brooks is the biggest selling solo artist of all time in the U.S.

So anything that Garth Brooks does that brings one more penny to this city than it would have without Garth Brooks is still going to never even get close to what the city has given me.

The city boasts the largest vinyl pressing business in North America.

It's part of a nearly $11 million investment into vinyl.

The $2 billion industry is projected to top $4 billion by 2030.

Nashville's music foundation helped bring in other Entertainment.

Less than 30 years ago, this building, the Bridgestone arena, didn't even exist, and

the city didn't have any professional sports teams.

Today, Nashville is transformed, with the $155 million stadium in the heart of downtown, a new $2.1 billion domed football stadium on the way, and

Two former governors helped drive this sports boom.

Phil Bredesen, who brought football and hockey, and

Bill Haslam, who bought NHL team the Nashville Predators for a reported $880 million.

And in 2025, he put in a bid to bring a WNBA expansion team to the city as well.

For cities to grow and thrive, I think you need thriving downtowns, and

This arena was built when a lot of people said, well, nothing's happening downtown.

And he stuck out his neck and got this arena built.

As mayor, well, I'm bullish on sports in this city.

I can't see the future of sports because anything except positive around here.

Nashville's other key industries are big economic drivers as well.

Health care, its biggest by far, generates $67 billion annually.

Sixteen public healthcare companies are headquartered in the area.

And there's a thriving health care startup community too.

So 10 years ago, there were probably three firms investing in venture capital in Nashville in, and

And now there are about 22 to 25 venture firms just in the last really eight years that have come to Nashville.

The health care boom started 50 years ago when Frist's dad, brother, and

Jack Massey, the owner of kfc, started one of the nation's largest for profit hospital chains in Nashville back in 1968.

Now there are thousands of healthcare businesses supporting nearly 168,000 jobs.

It starts with a cluster by human nature.

People want to come to a city where there are other people being trained, where entrepreneurship is valued, and

then other people want to come to be a part of this fast moving, exciting train.

In addition to talent, major investments are fueling rapid tech expansion too.

The number of tech jobs grew by 17% between 2017 and 2022.

Amazon opened a $230 million East coast operations hub there in 2018, and

it has leased over 1 million square feet of office space downtown.

As it expands its footprint we found that we could find the talent here.

We also found Tennessee and the city to be very business friendly and policies that support our business growth.

So when you find that you want to double down on that software company.

Oracle is also expanding there, developing a massive $1.4 billion campus for its global headquarters.

Two key reasons it chose Nashville were no state income tax and a great quality of life for its employees.

And it gave the city an additional $175 million for infrastructure.

Their idea is we want our employees to bike, to work, to hike, to work, to kayak, to work, pick however you get to work, but

As part of the Oracle deal, the state approved a $65 million grant to offset some of those moving costs and that half of the company's future property taxes would be reimbursed for that upfront infrastructure investment.

Nashville has been recruiting other corporate giants too, thanks to a 10 year strategy that gets updated every decade called Partnership 2000 that the city created in 1990 to lure businesses to the area.

When we can recruit a headquarters to Nashville, it has an impact beyond just the business activity in the community.

It affects philanthropy, it affects brain power, and

we want that business to be supportive of balancing our economy.

Over 600,000 jobs have been created, yet there's still work to be done.

Nashville's growth has fueled the strongest real estate boom the city has ever seen.

Local home builder John Eldredge says he's just trying to keep up.

We don't currently have any houses that are built, completed that are for sale, that haven't been sold.

He started building Nashville homes 15 years ago, smack in the middle of the Great Recession.

But in just a few years, the market suddenly took off, thanks to an influx of buyers looking for a more affordable market.

Single family home construction permits jumped nearly 25% in 2015 from the prior year.

Three times what was going on nationally.

It's not just the economics, it's our climate here, it's our culture here, it's our location.

I mean, we're within 500 miles of about 2/3 of the population of the United States.

The schools in small city were big draws for native New Yorker Madison Cartillero.

I knew that I would want something with like a lot of other younger people and a more like livelier nightlife scene.

And I knew that Nashville would offer that to me.

Nashville's population grew more than double the rate of the national average between 2020 and 2024.

But all of this growth comes with its own set of challenges.

Nearly 80% of surveyed residents say the country music capital is growing too fast.
