And we're actually going to show you one of our clients projects that we're going to represent and help them sell as well.

So that's what we're going to talk about today and I'm excited to show you.

We're at the District one, Ho Chi Minh City at the Mark project on Wingdan Jiu Street.

I remember when I first moved to Vietnam over 10 years ago.

It's very difficult to find a really good apartment that fits my needs.

Today I'm going to show you this 78 square meter apartment in District 1 that I feel would really fit many of the needs of business people or families who want to live and move into Vietnam and also live in luxury.

We've come to the apartment itself here on the 24th floor.

And I already see a state of the art Yale technology for the security.

So where you have to enter your card or your fingerprints order to get in.

Once you get through the security then you can come in.

So right when I walk into the apartment, I can definitely see it's really luxurious and it has a lot of technology.

First thing you see when you come in is you see the spacious storage space here on the right for all your shoes, hats, slippers or anything you may need to have in here.

So even if you can see the way that it closes, so that signifies how smooth it is and it'll last much longer.

Right here when you look into this small but very quaint storage and also kitchen area, you can see here the Hitachi.

It's a big investment for this refrigerator which is a double door panning open where you can have all Your food and all your goods in there.

And then you come over here, you have the Cooper Bosch kitchen and oven and stove as well.

And you have all the cabinets that you may need, all your storage space.

As you can see, the countertops are high quality granite as well.

And you have sufficient storage space, room and area for you to cook, have drinks, to mix drinks as well.

And that is kind of the main kitchen area.

It's compact, but it's very high quality.

And then if you just go turn right around, I can see right here technology based.

You can see onto the screen here, you can control a lot.

You can also control temperature, control lighting, and you can also see the camera as well.

So therefore, you can just go on your app and you can see anywhere in the world what is happening in the apartment.

You can see the camera is right at the angle over there.

So that supplies a second level of security aside from the door security system, of course.

In any luxury apartment, if somebody comes to the front door or in the front of the apartment, they will use this in order to call up.

And you can pick up the phone and you can press open to allow them to come in, or you can tell security that, have them wait in the lobby and you'll come down.

So there are many ways to have added security.

So pretty much nobody can come into your apartment unless you've invited them to come in.

So moving through the smart home system, you can see the design and the quality of the granite table, the granite floors.

And also I really like what they've done to this whole open space because you have the kitchen and then you have the dining area and you have the living room.

So everybody can be in one room, the entire family.

But the uniqueness about this particular apartment is the design, because the owners have a very artistic feel and they're using it for retirement and relaxation.

So if you can just look to your left, you can see this mural painted of a beautiful sunset.

Could be in Africa, it could be in North America, could be in other places around the world.

Then if you look to my right, you can see a really big mirror which expands the space as well with a frame that has an old wooden frame.

Then you have painting of Flowers, which gets you a feel for like Santorini or Tuscany or other areas.

And this is probably one of my favorites right here.

And it appears that they've broken the wall down, but

it's really just a glass having a window to another space.

This feels very much like you're in Italy or France or any European country.

So right here we're stepping into the living room itself.

It's custom, so you can sit nice, you can relax.

So we move from the kitchen to the dining room to the living room.

And of course, every luxury apartment must have a great view.

Also the reason why they bought this place.

Right here in the heart of District 1, I'm opening up the balcony, which has a double panel door.

So you can fully open the entire expanse of the balcony.

And this apartment is very unique because it's on 24th floor out of 25 floors.

So this is the highest you can get in this luxury apartment, the mark.

But also, if you can see right here, we are in the heart of District 1.

It's on Wingdun Jiu street and Dongduktang.

Which means that you get a great view of Landmark 81.

You get to see all the Masong, golden river, the Manor, Saigon Pearl, all of those projects over there.

So the main reason why people buy in District 1 is the convenience, the accessibility.

You're near the Opera House, you're near all the restaurants.

There's a gem center which has a lot of events and activities every single day.

You're right in the heart of Ng Khai Ngwei Street.

The People's Committee, pretty much you're about five minutes, even 10 minute walking to all the landmarks and district one amenities that you would expect of here of a metropolitan city in Ho Chi Minh.

So those are a lot of the value added that you would get if you were to buy this apartment.

Aside from that, you're also very close to any of the other districts you go to.

To Houthim District, you go District 4, District 7, or District 2, and
